DO YOU HAVE A STREET LIGHT OUT, ON ALL DAY, OR TURNING ON/OFF NEAR YOU?
Go to the Progress Energy website .  Replacement usually takes no more than 48 hours.
Helpful information for Progress Energy when reporting a light outage or malfunction:
1) the 7-digit number from the light pole (usually in yellow/black numbering),
2) cross street road information, and

3) the closest addressed house near the street light that is out.

 

2012 Annual Membership Meeting - The Oak Grove HOA annual meeting will be held on Tuesday, March 6, 2012 in the Denham Oaks Elem. School cafeteria. One-tenth (1/10) of al Association members (88 households) must be present, in person at the meeting or by proxy to allow for the meeting to be called to order.  The Board invites all residents to attend the meeting to meet the hard working Board of Directors from 2011, and hear what is going on in the community.  Members of the Oak Grove Crime Watch will also be available to answer questions about participating and contributing to a safe neighborhood.  Check out the annual mailer, including the 2012 assessment invoice here.

Board approves the 2012 HOA assessment - With much consideration for all HOA matters, the Board approved the 2012 budget of $153 per lot. The annual due assessments includes regular annual assessment of $128 per lot and a deferred pond maintenance assessment of $25 per lot. Deferred pond maintenance costs were projected by the HOA engineer to include a 4 year forecast totaling $84,000 to repair and maintain the community’s 79.51 acres of ponds and wetlands. A deferred maintenance assessment is permitted by the Florida Statutes, as confirmed by the HOA attorney Becker Poliakoff, and shall assist to keep up with ongoing pond repairs and is intended to reduce the need for a lump sum special assessment. 

Annual assessment invoices were mailed January 28th, due by March 1st.  A late fee of $25 will apply if payment is not received by the due date.  All payments should be mailed payable to Oak Grove HOA, 2209 Collier Parkway, Suite 141, Land O’ Lakes, FL 34639. Check and cashier checks only are accepted.  NO credit card payments will be accepted.

Board contracts LCAM for Deed Restriction Enforcement - Effective July 15th, the HOA contracted HOA Property Solutions, formerly known as Florida HOA Solutions, to assist with the monitor and preparation of all violation letters for Oak Grove.  The contractor is a certified LCAM and is well versed on the HOA documents and requirements.  All sited violations are reported to the HOA Board and approved prior to mailing.  Fining procedures as permitted by the HOA documents and Florida Statutes (FS720) will be enforced as needed for failure to timely resolve any violation(s).

Changes to Florida Statutes (2011) regarding due collection - Payment of rent by the tenant(s) when the owner fails to pay is the recent action passed by legislature for HOAs.  If the owner of a lot is delinquent in paying assessments or any other monetary obligation to the HOA, the HOA can require the tenant(s) of the lot to pay the HOA their entire rental payment amount towards to the unpaid assessments and monetary obligation which the owner owes until paid in full.

Pond Permitting due December 2011 - Lane Engineering's April 2011 report provides Oak Grove  with information for needed pond repairs to meet renewal permitting requirements by Southwest Florida Management District (SWFWMD).  For more information on the status of pond repairs, go to Pond Status.

2011 Annual Meeting Results - The Oak Grove HOA annual meeting was held on Thursday, March 10, 2011  in the Denham Oaks Elem. School cafeteria. The Board and residents thank the St. Pete Times for the delicious refreshments as part of Oak Grove's partnership through the Community Development Program.  17 resident owners attended the annual meeting and 152 resident owners submitted a signed proxy.  As a result, a quorum was met and the meeting was held. 

     The ballot count totaled 419 ballots (out of 875 potential ballots) which remains below the number of ballots required (588 ballots) to permit an amendment change.  The board welcomes your ideas and communication about how the residents and Board can motivate all residents to voice their vote to make a difference in OUR community!  Please email the President with your thoughts!

     5 of the 6 Board of Directors reached a three year term permitted by the HOA documents.  As a result, the residence in attendance nominated and elected the following Board Members: Carla Armstrong (re-elect), David Raasch (re-elect), Allen Fromowitz (re-elect), Michelle Garcia (re-elect), Juri Toomepuu (new), and Mary Ann Donna (new).   Sylvester Barnwell was elected at the 2010 annual meeting and did not require a re-elect at this time.  The former board would like to give special thanks to April Baughn (retiring board member) for her years of dedication to the board and to the Oak Grove Community!

Revised Regular Board Mtg Schedule - The Regular meetings of the Board are rescheduled to the last Thursday of each month and will be held at Publix at SR 56 and Bruce B. Downs Blvd.   For the remainder of 2011, no meetings will be held at Publix on Collier Parkway and SR 54.  Please check the Reminder Dates on the website home page for all meeting times.  As always, we thank Publix for hosting our meetings!

2011 Annual Assessment Dues Approved - The Board approved the 2011 budget at the September 29th board meeting. The approved budget establishes annual dues at $117 per lot, no increase from prior year. Annual invoice and annual voting packages will be mailed to you no later than January 1, 2011, due by March 1, 2011. A late fee of $25 applies if payment is not received by the due date.  All payments should be mailed payable to Oak Grove HOA, 2209 Collier Parkway, Suite 141, Land O’ Lakes, FL 34639. We are pleased to accept VISA and MasterCard credit card payments again in 2011.

Volunteers Needed – Our community consists of 875 homes which are monitored on a monthly basis for violations of the deed restrictions and Architectural approvals required. Subcommittee members are needed on the Violations Committee to determine the applicable action necessary for noncompliance residents to our deed restrictions. Architectural members are needed to review and approve the monthly requests of resident intentions to modify/improve their property’s exterior as allotted by the HOA documents. Maintenance members are needed to continuously monitor the 265 acres of HOA related property, including 79.51 acres of ponds/storm water system (constituting 36% of Oak Grove in total). Currently, a very small group of community members are working tirelessly to make a difference in our community. We need your help! Please join your community by becoming a member of a committee (which does not require being a board member). Help your community by providing your knowledge, experience, expertise, and/or assistance to our current hard-working volunteers! Change of Address Form Requirement Unless otherwise notified, all HOA information will be mailed to your Oak Grove Address or address the HOA has on file. If you do not provide written notification to the Board of your change of address (or verify the HOA has your correct address), invoices and other HOA information may not reach you! Please use the change of address form to submit your written request to Michelle at treasurer@oakgrovehoa.com.
