Oak Grove Voice Newsletter -  

 

Community newsletter is going GREEN - Our community newsletter provides an array of useful information including updates of major projects on the horizon, happenings in our community including important crime updates, board meeting discussion summaries, updates and reminders from the Violations and Architectural Committees, helpful lawn maintenance articles, and much more. Beginning Fall 2010, the community newsletter will be distributed via email only.  Please contact the HOA Secretary to provide us your email address.  The Board will discuss mass mailing of the community newsletter at minimal costs at an upcoming board meeting.

DO YOU HAVE A STREET LIGHT OUT, ON ALL DAY, OR TURNING ON/OFF NEAR YOU?
Go to the Progress Energy website and click on Request a Streetlight/Area Light Repair in Florida (under Related Resources on the right side). Replacement usually takes no more than 48 hours.
Helpful information for Progress Energy when reporting a light outage or malfunction:
1) the 7-digit number from the light pole (usually in yellow/black numbering),
2) cross street road information, and

3) the closest addressed house near the light which is out.

2010 Voting Ballot Results - The Oak Grove HOA annual meeting was held on Thursday, March 4, 2010  in the Denham Oaks Elem. School cafeteria. 37 resident owners out of 875 residential lots attended the annual meeting to meet the board, obtain updates about approved pond & maintenance projects, and ask questions to the Board and committee chairpersons.  The Board and residents thank the St. Pete Times for the delicious refreshments as part of Oak Grove's partnership through a Community Development Program. 

During the meeting, several residents volunteered to count the number of ballot received since January 1, 2010.  A disappointing count totaled 417 ballots (out of 875 potential ballots).  This total remains well below the number of ballots required (588 ballots) to permit an amendment change.  The board welcomes your ideas and communication about how the residents and Board can motivate all residents to voice their vote to make a difference in OUR community!  Please email the President with your thoughts!

Recent Sign Vandalism - Overnight on Saturday, February 27th, a gold letter 'K' was pulled from County Line Wall and taken!  The cost to replace the letter will be an estimated $150.  The HOA Board reported the incident to the Pasco Sheriffs Office.  If you have any information relating to this recent act of vandalism, please contact the HOA Board at 813-448-3841.

Change to Newsletter Schedule - Newsletter distribution will begin quarterly starting 2010 with the first distribution in March 2010.  Volunteer distributors are assisting tirelessly to timely distribute the newsletter on streets without a volunteer resident.  We need your help!  It takes no more than one hour of your time.  Contact Michelle at ogvoice@yahoo.com.  Distributors are needed on the following streets: Vintage, Panacea, Summer Wind, Breezy Oak, Summer Nights, Portofino, Volterra (temporarily), Lakerush and Mistwood.

Change to Regular Board Mtg Schedule - Upon review of the 2010 calendar year, Publix at SR 54 and Collier Parkway requested Oak Grove HOA to move our regular board meetings from the first Thursday of the month to the fourth Tuesday.  Some months may be scheduled on other days due to several conflicting times.  Please check the Reminder Dates on the website home page for all meeting times and locations.  As always, we'd like to thank Publix for hosting the meeting!

2010 Annual Meeting Scheduled - The Oak Grove HOA annual meeting is schedule for Thursday, March 4, 2010  in the Denham Oaks Elem. School cafeteria at 7:00pm.  Refreshments will be provided by the St. Pete Times. Annual meeting packages, which include the 2010 invoice of $117 (due date 3/1/2010), will be mailed no later than January 1, 2010.  To assure timely receipt of your annual invoice and voting information, please contact the Treasurer to verify your correct mailing address is on file.  Please provide your full name, Oak Grove address, and current mailing address.

2010 Annual Assessment Dues Approved - After careful review and consideration of the upcoming 2010 year, the Board approved the 2010 budget at the October 1st board meeting which is now available on the community website and will be mailed with your annual mailer information.  The approved budget established annual dues at $117 per lot. Invoices as well as annual voting informa­tion will be mailed to all residents no later than January 15th.  The due date for annual assessments is March 1, 2010.  All HOA annual assessments should be mailed payable to Oak Grove HOA, 2209 Collier Parkway, Suite 141, Land O’ Lakes, FL  34639.

HOA Board Amends the Violations Resolution - At the October 2009 regular meeting, the board approved changes to the Violations Resolution by modifying the required Violation correction period as stated in the 1st notice (aka the HOA Courtesy Letter) from 30 days to 15 days. The resolution also added the following language to the Courtesy Letter, “Should this same violation occur at a future day, it may immediately result in a second noncompliance violation notice and/or fine.”

Calling All Community Contractors for Needed HOA Repairs - Oak Grove HOA is seeking your services as residents of our community. Not only are resident volunteers welcomed for needed improvements and repair throughout the community, the HOA is seeking licensed and insured contractors for various HOA repairs needed. These repairs include: repairs to stucco walls and columns, pressure washing and painting of walls, and electrical repairs and improvements. Change of Address Form Requirement Unless otherwise notified, all HOA information will be mailed to your Oak Grove Address or address the HOA has on file. If you do not provide written notification to the Board of your change of address (or verify the HOA has your correct address), invoices and other HOA information may not reach you! Please use the change of address form to submit your written request to Michelle at treasurer@oakgrovehoa.com.

Volunteers Needed – Our community consists of 875 homes which are monitored on a monthly basis for violations of the deed restrictions and Architectural approvals required. Subcommittee members are needed on the Violations Committee to determine the applicable action necessary for noncompliance residents to our deed restrictions. Architectural members are needed to review and approve the monthly requests of resident intentions to modify/improve their property’s exterior as allotted by the HOA documents. Maintenance members are needed to continuously monitor the 265 acres of HOA related property, including 79.51 acres of ponds/storm water system (constituting 36% of Oak Grove in total). Currently, a very small group of community members are working tirelessly to make a difference in our community. We need your help! Please join your community by becoming a member of a committee (which does not require being a board member). Help your community by providing your knowledge, experience, expertise, and/or assistance to our current hard-working volunteers!
